FCI (Facility Condition Index)
Deferred repair cost divided by current replacement value. It is how a portfolio ranks buildings for capital — and the band scheme you quote it against varies by sector, so always say which one you are using.
A single FCI is a snapshot. An FCI climbing while budgets stay flat is the deferred-maintenance spiral, and it is visible years before it becomes a capital emergency.
Its real value is replacing advocacy with arithmetic. Without it, "which property most needs the money?" is answered by whoever argues hardest — and the answer will be sincere, and unfalsifiable.
