What are long-lead items in construction right now?
Equipment and materials whose order-to-delivery time threatens the construction programme. As of early 2026 the critical list is dominated by electrical infrastructure: power transformers around 128 weeks, medium-voltage switchgear 44–65 (over 100 when constrained), large generators 52–80, chillers and custom air-handling units nine to twelve months. Lifts and curtain wall run months and are design-dependent.
Several of these now exceed the build itself
That is the part that changes how you plan. On data centres and tall buildings, a transformer at two and a half years can outlast the construction duration — which means procurement has to begin before design freeze, or the programme is a work of fiction with dates on it.
The transformer decides the handover date, and it decides it before anyone has poured concrete. If that sounds dramatic, it is only because the alternative — discovering it at month eighteen — is worse.
The discipline
A dated long-lead register. Back-calculated order dates: required-on-site, minus shipping, minus fabrication, minus the submittal cycle with a resubmittal allowed for, minus the tender duration. Then staged expediting, from order acknowledgement through fabrication release to delivery — because an order placed is not an order progressing.
And the trap worth knowing before it costs you: a quoted lead time almost always runs from the approved submittal, not from the purchase-order date. The supplier’s “40 weeks” is really 52 by the time the drawings come back approved.
Date your data
Lead times move quarterly, and they have moved sharply in both directions in recent years. The figures above are a reading taken in early 2026, not a permanent fact — check them before you rely on them.
Which is the whole point: a register without dates on its data is already wrong. It just has not told you yet.
