FF&E (Furniture, Fixtures & Equipment)

The movable contents of a property — furniture, soft goods, case goods, loose equipment. Depreciable, typically reserve-funded, and replaced on a cycle. It belongs on the fixed-asset register.

FF&E has a replacement rhythm the building does not: soft goods every six to seven years, case goods every twelve to fifteen. That cycle, not the building’s life, is what drives a hotel’s capital plan.

And the boundary that matters is with OS&E. Putting operating supplies on the fixed-asset register does not make it thorough — it makes it unusable, and distorts depreciation at the same time.
