What breaks portfolio comparability, and why is 2026 the year to fix it?

Inconsistent mapping breaks it — and USALI 12 became mandatory on 1 January 2026, so every hospitality property in your estate is remapping its chart of accounts this year anyway. That is either one consistent mapping or several inconsistent ones.

What breaks it

One property expenses what another capitalises. One runs a calendar year and another a fiscal one. Three currencies. A management fee that sits above the line in one place and below it in another. A line that moved in one chart of accounts and not in the other.

None of this produces an error. The chart renders, the ranking sorts, and the numbers are wrong in a way that is completely invisible to the person reading them.

Why this year, specifically

USALI’s 12th edition became mandatory on 1 January 2026. Lines moved — waste out of property operations, in-room entertainment into IT. Utilities became an Energy, Water & Waste schedule with consumption metrics. FTE reporting by department became required.

Which means every hospitality property you own is remapping its chart of accounts right now, whether or not you asked it to. The window to arrive at ONE mapping across the estate is open, and it is open this year, and it will not be open again for a long time.

The alternative is worse than standing still

If each property remaps independently, your portfolio comparability does not merely stay where it was — it gets worse, because each property will make locally reasonable decisions that differ from each other in ways nobody documents.

And every year-on-year comparison in the portfolio breaks this year regardless, unless the prior-year figures are restated or footnoted. A variance that is really an account move is the most convincing false signal a report can produce, because every number in it is correct.
