CPOR (Cost Per Occupied Room)
The direct cost of servicing one occupied room — housekeeping labour, amenities, laundry, utilities. It is the cleanest measure of operational efficiency a hotel has, because it is largely within management’s control.
CPOR drift is a management story, not a market story. Occupancy is largely demand; CPOR is largely you. Which makes it the number a variance conversation should focus on, and the number a general manager can actually be held to.
It is also the best internal benchmark in a portfolio: your own best property’s CPOR is a target a colleague can be visited and asked about, which is more than any external index will ever offer.
